Quality Objectives

The corporation has got an elaborate Quality control wing to ensure quality in the construction activity and to impart quality consciousness in the engineers and contractors.

Quality control wing inspects all the ongoing works periodically at all important stages.

Quality control staff visits each site of work and conduct detailed inspection to verify if the work is being executed in accordance with agreement specifications and approved drawings & designs. Quality of construction materials being used at work site and quality of workmanship are also be checked.

Quality control staff releases an inspection report to the concerned Executive Engineer while submitting a copy to the Chief Engineer.

The Executive engineer incharge of the work sends Action Taken Report on the findings of Quality control staff with in stipulated time.

The quality control wing functions under the control of Superintending Engineer and the Chief Engineer. The Deputy Executive Engineers and the Assistant Executive Engineers conduct inspections of works and send inspection reports. The inspection reports are reviewed by the Chief Engineer and by the Superintending Engineer, periodically. The quality control wing consist of following Staff pattern:-

Head : Superintending Engineer.
Supporting Staff : Deputy Executive Engineers and Asst. Executive
Engineers.

Quality control wing of the corporation is monitoring the works very closely and so far the works are completed with well maintained Quality and to the utmost satisfaction of the user departments.

Suggestive methods for proper maintenance of building

Maintenance of buildings refers to the activities performed to retain and restore the functionality of the building for the purpose, for which it is constructed. The aim of the maintenance is to preserve functional, comfortable and safe environment for the occupants. Buildings are constructed incurring lot of efforts of construction management team apart from the construction cost. But very often, the occupants, after occupying the building pay very little or no attention towards Routine maintenance of the buildings. Routine maintenance includes basic tasks, such as,

  • Cleaning of plumbing system and sewerage system.
  • Sealing of cracks at initial stage.
  • Cleaning of terrace and rain water draining system to avoid stagnation of water on the terrace.
  • Preventing growth of vegetation on the exposed areas of the building.
  • Not to bring about any alterations which challenge the original functions provided in the building etc.,
  • Preventing dumping of domestic waste and other debris on the sunshades.
  • Checking of Manhole covers and replacing the damage covers immediately, to avoid chocking of manholes.
  • Maintain inventory of electrical fittings, door/window fixtures and sanitary fittings by the incharge of the buildings. These are to be verified with the inventory when the building/quarter is vacated and make entry of fittings and fixtures to the incumbent. This ensures proper usage of the building/ quarter.

    Routine maintenance plays a major role in up keeping comfort levels of the occupants as well as life of the building. This can be achieved by creating awareness in the occupants and by forming a team to monitor Routine maintenance regularly.

    Apart from this, maintenance activity such as inspection of buildings as per a scheduled plan may be performed as a Preventive maintenance. This Preventive maintenance is more effective than a maintenance taken up as a response to a breakdown. This helps in identifying repairs and replacements in the building before they fail. This ensures smooth functioning of all the services which are provided in the buildings and down the line, life of the building is extended.

    In view of this it is quite essential that, importance of Routine maintenance and Preventive maintenance is realized by to the user departments and it is implemented. This extends the life of buildings and provides satisfaction to the occupants, during their stay in the buildings.
